Frequently Asked Questions

answers, before you ask

Real answers to real mortgage questions.

What credit score do I need to buy a home?

It depends on the loan. Conventional loans typically look for 620+, FHA loans can go down to 580 (and lower with a bigger down payment), and VA loans have no set minimum — the lender decides. The higher your score, the better your rate, but a lower score doesn't automatically disqualify you.

How much do I need for a down payment?

Less than most people think. FHA loans start at 3.5% down, VA loans offer 0% down for eligible borrowers, and conventional loans start at 3% for qualified buyers. We'll show you the real number for your situation — including down-payment assistance if you qualify.

What documents do I need to get pre-approved?

Usually: photo ID, recent pay stubs (30 days), W-2s or tax returns (2 years), bank statements (2 months), and your Social Security number for the credit check. Self-employed? We'll also ask for profit-and-loss statements or bank statements. Send what you have — we'll tell you what's missing.

How long does it take to close?

Most purchases close in 30-45 days from contract to keys. Refinances are often faster. Delays usually come from appraisals, title work, or missing paperwork — we stay on all of it so your date holds.

Should I refinance?

Refinancing makes sense if you can drop your rate by roughly 0.75-1% or more, shorten your term, remove mortgage insurance, or tap equity for a real purpose. We'll run your numbers and tell you honestly whether it saves you money — if it doesn't, we'll say so.

What's the difference between pre-qualification and pre-approval?

Pre-qualification is a quick estimate based on what you tell us. Pre-approval is verified — we check your credit, income, and assets and issue a real approval letter. Sellers take pre-approval seriously; pre-qualification is just a starting point.

I'm self-employed. Can I still get a mortgage?

Yes. We use bank-statement loans, profit-and-loss programs, and asset-based qualifying to look at your real cash flow — not just the income on your tax return. Self-employed borrowers are a big part of who we serve.

What are closing costs?

Closing costs cover the lender, title, appraisal, recording, and prepaid items (taxes, insurance). Expect roughly 2-5% of the loan amount. We'll give you a full breakdown up front — no surprise fees at the closing table.
